Terms and Conditions
Ysgubor Degwm | Seadog & Stone | Direct bookings
Agreement to These Terms & Conditions
Please read these Terms & Conditions carefully before making a booking.
By completing a booking, the lead guest confirms that they have been given the opportunity to read these Terms & Conditions, understand and agree to them, and accept responsibility for ensuring that everyone in their party, including any permitted visitors, follows the relevant property rules.
These Terms & Conditions form part of the booking agreement between the lead guest and the property owner, subject to applicable consumer law.
1. Your booking
These terms apply to direct bookings of Ysgubor Degwm, a self-catering holiday property on the Llŷn Peninsula, Wales. “We”, “us” and “the Owner” mean the person or business identified on your booking confirmation as the accommodation provider. “Lead Guest” means the person making the booking. The booking confirmation, agreed price, dates and any written variations form part of the agreement. Please retain a copy.
The Lead Guest must be aged 25 or over, must stay at the property throughout the booking and is responsible for informing the other guests of these terms. We may request the names and ages of the occupants before arrival. Bookings must be for genuine short-term holiday accommodation and must not be transferred or sublet without our written agreement. A booking becomes confirmed when we issue written confirmation following receipt of the required payment.
2. Occupancy and visitors
The maximum overnight occupancy is ten people, including children and infants. Additional daytime visitors are limited to four, by prior agreement where required, and must leave by 11:00pm. No unapproved overnight visitors, parties, events, stag or hen celebrations, or other large gatherings are permitted. Please tell us in advance about any proposed celebration or unusual use of the property.
Tents, caravans, campervans, motorhomes and trailers must not be used for accommodation at or around the property without our prior written permission.
3. Arrival and departure
Check-in is from 4:00pm on the arrival date and check-out is by 10:30am on departure day. Earlier arrival or later departure is possible only with our prior written agreement. We will provide access instructions before arrival. Please contact us promptly if you expect a significant delay. Additional reasonable costs caused by an unauthorised late departure may be charged where supported by evidence.
4. Price, deposit and payment
For direct bookings made more than 60 days before arrival, a booking deposit of £800 is payable on confirmation. The remaining balance is due 60 days before arrival. For bookings made within 60 days of arrival, full payment is due when booking, unless the booking confirmation states otherwise. A refundable damage/security deposit of £400 is also required; its due date and payment method will be stated in the booking confirmation. The total price and any agreed extras will be shown before you confirm the booking.
If a payment becomes overdue, we will contact the Lead Guest and allow a reasonable opportunity to resolve it before treating the booking as cancelled. Prices agreed in a confirmed booking will not change merely because later advertised rates change.
5. Cancellation by the guest
Please cancel in writing by email and ask us to acknowledge receipt. For direct bookings, the starting cancellation schedule is: more than 30 days before arrival, refund of 95% of the accommodation price; 15 to 30 days before arrival, refund of 50%; 14 days or fewer before arrival, no accommodation-price refund under the standard schedule. Any refundable security deposit and charges for services not provided will be returned as appropriate.
These bands are subject to applicable consumer law. We will act reasonably, take appropriate steps to reduce our losses, including seeking a replacement booking where practical, and will not retain sums exceeding our reasonable net loss arising from the cancellation. Any refund due will be explained and made within a reasonable period. Changes to dates are subject to availability and written agreement.
Travel insurance covering cancellation, illness and other unexpected events is strongly recommended. Holiday accommodation reserved for specific dates does not generally carry an automatic 14-day cancellation or cooling-off right.
6. Cancellation or significant changes by us
If we cannot provide the accommodation because of circumstances outside our reasonable control, we will tell you as soon as practicable and offer a refund of payments made for accommodation and services that cannot be provided, or an alternative arrangement if acceptable to you. Nothing in these terms affects any statutory rights you may have if we fail to provide the services with reasonable care and skill or otherwise breach the agreement.
If a facility becomes unavailable during your stay, please tell us promptly so we can try to resolve the problem. We will consider an appropriate remedy where legally required, taking account of the circumstances and the impact on your stay.
7. Security deposit, damage and cleaning
Please take reasonable care of the property, furnishings and equipment and report damage, breakages, defects or safety issues promptly. Accidental damage will be assessed fairly, allowing for ordinary wear and tear. We may deduct reasonable, evidenced costs of damage, missing items or cleaning substantially beyond normal turnover standards from the security deposit. We will provide an explanation and supporting information for deductions. Any undisputed balance is normally returned within 14 days of departure.
If the reasonable and evidenced cost exceeds the deposit, we may seek the additional amount, subject to applicable law. Please leave the accommodation generally tidy: place rubbish and recycling in the bins supplied, clean significant spills, return moved furniture, and close and lock windows and doors when leaving. Normal end-of-stay cleaning is included unless the booking confirmation states otherwise.
8. Safety, consideration and access
Please respect neighbouring homes, farmland, livestock and wildlife and avoid excessive noise, particularly late at night. Smoking and vaping are not permitted inside the accommodation. Fireworks and sky lanterns are prohibited. Children must be supervised appropriately throughout the property, especially near stairs, elevated gallery areas, windows, hot appliances and outdoor facilities.
We may need to enter the property for essential maintenance, emergencies, safety concerns or necessary inspection. Except in an emergency, we will seek to arrange access with reasonable notice and respect guests’ privacy. Serious or persistent breaches affecting safety, legal compliance or other people may lead us to require the behaviour to stop and, where proportionate and legally permissible, end the stay. Any financial consequences will be assessed fairly in accordance with the law.
9. Dogs
Up to two house-trained dogs are welcome only if agreed before the booking is confirmed. Dogs must not go on beds or upholstered furniture or enter the swimming pool area. Please clean up dog waste promptly, keep dogs under control around livestock and wildlife, and do not leave them unattended if this might cause distress, nuisance or damage. The Lead Guest is responsible for reasonable costs of damage or additional cleaning caused by dogs.
10. Swimming pool
The private outdoor heated swimming pool is for registered guests and authorised visitors only. There is no lifeguard. Children must be accompanied and actively supervised in the pool area by a responsible person aged 18 or over; a 18-year-old supervisor must be capable of providing safe supervision. Everyone should follow the pool safety information supplied at the property. No diving: the pool is approximately 3 feet 6 inches to 4 feet deep. No glassware or glass bottles are allowed in the pool area; suitable reusable alternatives are provided.
Do not tamper with pool controls, equipment or the retractable enclosure. The pool and surrounding surfaces may be slippery. Please report any safety concern immediately and stop using the pool if you believe it is unsafe. Pool temperature and access may be affected by weather, necessary treatment, maintenance or safety requirements; we will communicate significant interruptions and consider appropriate remedies when required.
11. Fire, cooking equipment and outdoor facilities
Use the wood-burning stove, pizza oven, BBQ, Everhot and other cooking equipment in accordance with the instructions provided. Keep children away from hot surfaces and open flames. Use only permitted fuel, including dry seasoned logs for equipment designed for wood, and never use disposable BBQs at the property. Do not leave lit fires or BBQ unattended. Please leave cooking and outdoor facilities safe and reasonably clean after use.
Use the tennis court, table tennis equipment, garden and outdoor seating sensibly and with suitable supervision of children. Please report any defect before using equipment that may be unsafe.
12. Waste, septic tank and utilities
Please put household waste and recycling in the appropriate bins. Do not put food, grease or foreign objects down sinks. The property uses a septic tank: only toilet paper and normal bodily waste should be flushed. Wet wipes, nappies and sanitary products must go in the appropriate bins.
Do not use domestic electrical sockets to charge an electric vehicle. Please contact us in advance about any available authorised EV charging arrangement and charges. Report significant heating, water, power or internet faults promptly so we can assist.
13. Parking and property security
Park only in the designated areas and keep the access lane clear. Commercial vehicles, large trailers or similar vehicles require prior approval. Keep doors and windows secure when leaving the property. Do not enter the Owner’s designated private storage spaces or alter locks or security equipment.
14. CCTV and personal security
For security purposes, two Ring cameras are installed at Ysgubor Degwm.
One is located inside the private garage, which is not accessible to guests. The other monitors the upper driveway and a small section of the north lawn.
The cameras do not monitor the interior of the holiday accommodation, swimming pool or south garden.
Event video recordings are normally retained for 30 days, while snapshots are normally retained for 7 days, after which they are automatically deleted. Relevant footage may be preserved for longer where reasonably necessary to investigate an incident, manage an insurance claim or comply with a legal obligation.
Further information about how CCTV recordings are used and protected is available in our Privacy Policy.
15. Liability and your rights
Guests are responsible for their own belongings and should take normal precautions. We are not responsible for loss or disruption caused entirely by circumstances outside our reasonable control, subject always to applicable law. Nothing in these terms excludes or limits liability where doing so would be unlawful, including liability for death or personal injury caused by negligence, fraud, or guests’ statutory consumer rights.
16. Complaints and contact
If something is wrong during your stay, please contact us as soon as possible and give us a reasonable opportunity to put it right. We will respond fairly to complaints and explain any proposed remedy. The accommodation provider’s contact details will be provided on your booking confirmation and on our website.
17. Governing law and the agreement
These terms are intended to be interpreted under the laws applicable in Wales, without depriving consumers of any mandatory protections that apply to them. Changes to an existing confirmed booking must be agreed in writing. If any individual term is unenforceable, the remaining terms continue to apply to the extent permitted by law.
